1. THE
DESIGNING PROCESS
After gathering your ideas for your new home, we will sit down for
a meeting to discuss the options that will work with your block
of land.
During the initial meeting we will establish your design and budget
requirements. Your input is valuable during this stage and bringing
photographs and magazines can be of assistance so we can visualise
your ideas.
Then based on your information,
we can, if needed prepare
preliminary sketches that achieve exactly what you want and that
meet your design requirements.
We often find that we only need to make minor adjustments to the
original concept for our clients, before we finalise the design.
TIME FRAME- This process will take between two and six weeks
depending on the detail and complexity of the project.
2. THE PREPARATION OF WORKING
DRAWINGS
Based on your acceptance of the design we will then proceed to the
working drawings. This includes all necessary drawings with detailed
information for the council and for construction. You will be given
a copy to ensure that nothing is missing and that you are happy with
the final plans.
3.
THE ESTIMATING AND COSTING PROCESS
While engineering details are being completed and
once the design has been completed and has been approved by you, we
then start the estimating process.
4. CONTRACT APPROVALS AND SIGNING
PROCESS
Once all the plans are ready (including the architectural and engineering
working drawings and full set of specifications) we then go to contract
approvals.
We are members of the Housing Industry Association (HIA) and we
use the HIA New Home Construction Contract. FIXED PRICES.
5.
COUNCIL APPROVAL
Lodgement of the project to the council is done immediately after
contract approval.
The length of time this takes varies but in the Cairns area 3 -
4 days is common. Sewered or septic may have a bearing on the time
frame from area to area. If septic, a plumbing design is required
also for approval.
6. COLOUR SELECTIONS
Once the home is lodged for approval and contracts are signed you
can start your colour selections and kitchen and vanity final designs.
Tiles, roof colour, Rolla door colour, window powder coat colour,
carpets and painting etc., are done here too if not already included
in the plans. To ensure that everything is in accordance with your
expectations, progressive meetings can be held on site.
7.
AFTER SALES SERVICE
We have a six-month maintenance period after construction has been
completed on your home that will allow us to attend to any possible
problems with your property. We understand the importance
of providing after sales service to our customers. We also welcome
you to contact us after this period if you have any further queries.
